Why is standing-seam better than exposed fasteners on a coastal roof?
Standing-seam metal roofing has no fasteners exposed to salt spray, so corrosion is slower. Seams are designed to allow thermal expansion without stress. Exposed fasteners on metal shingles or panels are the weak point: they corrode in salt air, back out from movement, and can fail in 10-15 years even if the panels last 40.
If you are choosing metal roofing for coastal durability, standing-seam is worth the extra cost. Exposed fasteners defeat the purpose.
Ask the roofer about the fastener material. Stainless steel is better than galvanized. Marine-grade fasteners are best.
How much maintenance does a metal roof really need?
Annual inspection of fasteners and seams on a coastal roof, and touching up any corrosion on fasteners. Every 5 years, a more thorough inspection looking for seam separation or water entry. This is more maintenance than asphalt but less than slate.
Budget $200-500 per year for inspection and minor maintenance on a metal roof. This is much less than the cost of re-roofing with asphalt in 15 years.
Neglecting maintenance on a metal roof can lead to fastener failure and accelerated deterioration. A metal roof is durable, but not maintenance-free.
